Terms of Service

These Terms of Service ("Terms") govern your use of findrent.nl and the services offered through it (the "Service"), operated under the brand Findrent by Kraken Solutions sp. z o.o. ("Findrent", "we", "us"); our full company details are in our Legal Notice.
By creating an account or using the Service, you agree to these Terms.
1. Definitions
- Service – the findrent.nl website and the rental-listing alert service offered through it.
- User, you – anyone who uses the Service.
- Listing – a rental advertisement published on a third-party housing platform that we surface through the Service.
- Subscription – a paid plan giving access to premium features.
2. Acceptance of these Terms
By using the Service you confirm that you are at least 18 years old and that you accept these Terms. If you do not agree, do not use the Service.
3. What Findrent is – and is not
Findrent is an information and alert service. We monitor major housing platforms and notify you when a Listing matches your search criteria. We are not a landlord, estate agent, broker, property manager or letting agent, and we are not a party to any rental agreement, viewing, communication or transaction between you and a landlord or agent. Any dealings you have with a landlord, agent or platform are solely between you and them.
4. Your account
You are responsible for keeping your login details secure and for all activity under your account. Tell us promptly if you believe your account has been used without your permission.
5. Plans, pricing and subscriptions
We offer three plans: a free plan, and two paid Subscriptions – one billed every month, and one billed every two months. What each one includes, and the current prices, are shown on our Pricing page. Prices are in euros and include VAT – the amount shown is the amount you pay. We may change our plans or prices, but any change to a price you already pay will only take effect from your next billing period, and we will tell you in advance.
Moving between the two paid plans. You cannot switch from one paid Subscription to the other from within your account. To move, cancel the Subscription you have; it runs to the end of the period you have already paid for, and once it ends you can take out the other one.
6. Payment, duration and renewal
Your Subscription starts with a free trial of 3 days. We take your payment details when you subscribe, but we do not charge you during the trial. If you do not cancel before the trial ends, it becomes a paid Subscription and we charge your payment method for the first period at the price shown on the Pricing page. You can cancel during the trial from your account and you will not be charged. The free trial is available once per customer.
Once it becomes a paid Subscription it runs for the period of the plan you chose – one month, or two months. Unless you cancel, your Subscription renews automatically at the end of each period at the then-current price, and we charge your payment method for the new period. Each renewal is for the same length of period as the one before it: a monthly Subscription renews for another month, and a two-monthly Subscription for another two months. You can cancel at any time to stop future renewals; cancellation takes effect at the end of the current paid period.
7. Right of withdrawal (14 days)
If you are a consumer in the EU, you have the right to withdraw from a paid Subscription within 14 days of your first payment, without giving a reason.
How to withdraw. Email support@findrent.nl within those 14 days and tell us you are withdrawing. A short message is enough and you do not have to give a reason.
What you get back. Your first payment, in full. We do not deduct anything for the days you already used the Service, even though the law would allow us to.
A renewal does not restart the 14 days. The period runs from your first payment only. When your Subscription renews it continues the same Subscription; it does not begin a new one, and it does not open a new withdrawal period.
8. Refunds and cancellation
Outside the 14-day right of withdrawal described above, payments are non-refundable.
Cancelling. You can cancel at any time, from your account. Cancelling stops future renewals and takes effect at the end of the period you have already paid for: you keep full access until that date. No partial or pro-rata refund is given for the remainder of a period.
Asking for a refund. Refunds under the 14-day right of withdrawal are requested by emailing support@findrent.nl. There is no refund button in your account; we handle these by email.
9. No guarantee of finding housing
The Service helps you find and react to Listings faster, but using Findrent does not guarantee that you will find a home, secure a viewing or sign a rental agreement. Our obligation is to provide the alert service with reasonable care; it is not an obligation to achieve any particular result.
10. Third-party listings and accuracy
Listings originate from third-party platforms and landlords or agents, not from us. We take reasonable care but cannot guarantee that any Listing is still available, accurately described, correctly priced, lawful or free of error. We are not responsible for the content of third-party platforms or for anything that happens once you leave the Service to contact a landlord or agent.
11. Acceptable use
You agree not to misuse the Service, including not to: use it for any unlawful purpose; scrape, copy, resell or commercially exploit the Service or its content; attempt to bypass security or access accounts that are not yours; or interfere with the operation of the Service. We may suspend or close accounts that breach these Terms.
12. Intellectual property
The Service, including its design, text and software, belongs to Findrent and is protected by intellectual-property law. You may use the Service for your own personal housing search only. Listings and other third-party content remain the property of their respective owners.
13. Limitation of liability
To the fullest extent permitted by law, Findrent is not liable for indirect or consequential loss, or for loss arising from a missed, delayed or inaccurate alert, an unavailable Listing, or your dealings with any landlord, agent or platform. Where we are found liable, our total liability is limited to the amount you paid us for the Service in the 12 months before the event giving rise to the claim. Nothing in these Terms excludes liability that cannot be excluded by law.
14. Indemnification
You agree to indemnify Findrent against claims arising from your misuse of the Service or your breach of these Terms.
15. Privacy
We process personal data as described in our Privacy Policy.
16. Changes to these Terms
We may update these Terms from time to time. We will post the updated version here and change the "last updated" date. Continued use of the Service after a change means you accept the updated Terms.
17. Governing law and jurisdiction
These Terms are governed by the law of the Netherlands. Disputes will be submitted to the competent court in the Netherlands, without prejudice to any mandatory consumer rights you have under the law of your country of residence.
If you are a consumer, nothing in these Terms deprives you of the protection afforded to you by the mandatory provisions of the law of the country in which you habitually reside, and nothing in them removes your right to bring proceedings in the courts of that country where the law gives you that right.
